The cost of registering an Ejari has two parts: a government fee set by the Dubai Land Department, and — if you ask a provider to handle it — a service fee on top. Here is how the cost is made up and who usually pays.
The Dubai Land Department sets a registration fee for every tenancy. It is lower when you register online through the Dubai REST app than in person at a trustee centre, and it bundles in the standard knowledge and innovation fees the DLD applies. Because the DLD can change these fees, the current amount is best confirmed at the point of registration rather than taken from any guide.
If a typing centre, agent or registration service handles it for you, they add their own service fee on top of the government charge. That fee covers checking your documents, coordinating the landlord approval and submitting the application correctly the first time.
Custom and the contract decide this. Often the tenant pays the Ejari fee, but it can be split or borne by the landlord — check what your tenancy agreement says.
Is online cheaper than in person?
Usually slightly, but the difference is small.
Are there yearly fees?
Ejari is paid each time you register or renew — that is, per tenancy term.
